I am looking for accommodation in Watford but so many agencies will do a credit check. We dont have a bad credit rating but we just have not built up a credit rating yet. I dont have any loans etc.

I am just wondering do private landlords usually do a credit check?

Going with an agency so expensive and I dont want to pay for a credit check if I know I wont come back with a good score.

Despite being a private landlord there is nothing stopping me doing a credit check on a potential tenant, through a credit insurance agency such as homelet.
As you will appreciate we do need to take up references, and the fact that you have not built up any credit history does not mean to say that you will not be approved. We do need to satisfy ourselves that the potential tenant is a good bet and that we do all we can to minimize any risk of someone just moving in and not paying any rent after the first month or two.
There are several factors involved, such us checking up with your employers as well as ensuring that you have no criminal record.
So, please do look for accomodation thru the private ads, thru gumtree or loot or local papers, and offer the potential landlord references such as employers references and maybe even good character references and say that you are willing to pay by standing order. This will put things into your favour and persuade the landlord that you will be a good tenant.

Thanks for the reply.

Can I please just ask - does the credit rating come back and say "X is a bad bet" etc or does it just say what your cerdit score is.

I do have references and a guarantor, but I just fear that I will find somewhere to live and the credit check will let me down.

You can get your own credit checked before applying for loans, tenancy etc... apply at Equifax PLC PO BOX 3001, GLASGO 981 2DT OR ON LINE at www.equifax.co.uk. They will require details like full name, currant and previous address. When writing to them you need to send £2 postal order or cheque. I hope this will help some people understand the credit check system. Also this company might be able to help regarding giving help and advice.[/quote]

And with both equifax and experian you can get he info for free online by signing up for theire trial and cancelling within the first month
