Hi Colin
I agree that the tenant should have responsibility to keep the place tidy and clean but most tenants do not, no matter how many references you take from them. It seems that most tenants have the view that 'it's not theirs so why bother'. A bit like someone hiring a motor car - they probably would drive their own car better than a hired one. We have issues with tenants at the moment and have been told that we need to issue them with a Section 21, but have noticed on researching that we can issue a Section 8 and fasttrack it because they are in breach of the tenancy agreement on so many points, which we have now done. Whether they move or not we can only live in hope without having to get bailiffs involved, etc., etc. If I were renting I wouldn't behave in such a manner. They are in rent arrears too now so we are going to resort to a small claims against them. Goodness knows what the property condition is going to be like when we eventually do get it back.

Aww mate I feel your pain, been there many times!
Watch it though, I don't know what the judges are like where you are but the ones round here are sticklers for abiding to rental guidelines and going to his place of work without prior arrangement could be seen as harrassment! Also, was his AST expired? Otherwise if he wants to be awkward he could have a case for been illegally evicted.
Would hate to see you end up in bother over a crappy tenant!

Hey Colin,

I feel really bad for you that your tenant has trashed your place but find it funny that he was a 37 year old financial advisor as my boyfriend and I tried to rent a flat from an estate agent but they wouldn't let us as I am a freelancer and my boyfriend is self employed.

They had the cheek to tell me that I may as well be unemployed ( I was a full timer but decided to freelance as there was more money in it!)

The funny thing was the flat was actually £500pm cheaper than the flat we are living in at the moment and we have no problems paying that and also we would have been able to provide good refrences from our current landlord. We even offered to pay the first 3 months in advance!

But thay rented it out to an fiancial advisor. Hope it's the same guy!

His references all checked out ... So why would I not I rent to him ?

To all you who have jumped to his defence ... I feel very sorry for your Landlords if you think that this sort of behaviour is acceptable ... One day you may own something ... Can you tell me if you would be happy with a tenant like this ???

Hi i do know how you are feeling but i rent my rooms out in my house i put in my ad what type of tenant i want .i take a deposit and also have a tenacy agreement .now in my agreement that is one of the issues i have put is to keep the room up to standards as when they move in and at the end of the tenancy clean the room or leave the room the way they moved into it .if not they will loose most the deposit like for eg stained carpet furniture thick with dust not been hoovered regulary .i had to add this to the agreement .I have had some that havent cleaned th eroom within six months of the contract.The best laugh is that they want somewhere clean to live when they dont clean the room thereselves.or behind them its a joke.some say they dont smoke and come in with cigigarette smoke.If i smell it i ask i had this as well and they say no .when it turns out they do.so i support you a 100% on this well done for chucking him out.He didnt respect your property.

Thanks for your nice replies.

As I have said I got the place back relatively hassle free.

I got some local lads in to give the place a paint job in October and to have two new carpets fitted.
I ended up doing a deal with one of the lads (6 weeks free rent for a make over) The place looks fantastic, it is even better than when I bought it. The lad and his wife are off to the states in January to start a new life so the 3 or 4 months that he will be in my flat is ideal for him and me.

I have also boxed in the gas pipes !!!

I really don't know why i ended up reading this string, i just banged a search term into Google and here i landed.
I've never felt more compelled to register on any forum.....
Anyhow, Colin, you are a 1st rate scumlord, legally, you had no right to snoop around, and if i was that tenant, i would suggest you stick the notice up your bottom.
It would have taken a court order to get me out of there, and yes, i am a tenant, and so are you, you are only getting to look after them until you die.....
