Having rented out some properties over the last few months, I have noticed a marked drop of quality of tenants coming through via Gumtree. I have used Gumtree for the last 2 years and have never had any complaint about the quality of people coming through this site, but the standard has dropped remarkedly. So much so, that I have had to use agents to introduce good tenants, who have had to pay more than what was advertised on Gumtree as I add on agents' fees when I advertise through them.
I guess this may be down to less tenants about at the moment. Hopefully, it's not a sign that Gumtree is losing its market share as that would be a shame since it means more costs for the landlord to advertise and more fees/higher rents for tenants. |

i dont get many tenants through gumtree but i have noticed the opposite
and a wee quiet period for the last few months i am beating them off at present |

Mutley! PLEASE read my topic thread - if you have any decent rooms in East/North London and need a normal, nice, not weird, pay rent on time tenant, then please do let me know - I've just managed to extricate myself from what could have potentially been a messy houseshare and am desperate to find a normal, decent landlord and a nice house for about £400pcm all in. Let me know!!

Oddsocks, I only rent out whole properties, I don't get involved in the room letting business as that requires too much time input from me, which I do not have.
I think your problem is that you have too low a budget for East/North London as £400 per month would only cover rent, not bills, and that would only be in a poorer area of east/north London. To find something decent, you need to pay £480 to £500 pm plus bills. With a tight budget, you will tend to end up in desperate situations or terrible areas where they are so desperate to get anybody in, they would accept low payments. |

If you don't have a lot of money, you could consider a small double or even a single room. It is better to compromise on the room size rather than end up with terrible flatmates in a dodgy area.
As big as a cell maybe in Wandsworth prison, I would rather have a couch in a nice house than have all that space in that prison! |

I wouldn't know about how it is for people trying to get others to rent their properties, but maybe with the increase in scams, more and more people are going to just be frustrated and stop using gumtree. So far, I have 100% of my ads (only started looking yesterday) be scams and asking for Money Gram and whatnot.
Just my 2p Hopefully you find some good peeps again soon! |

I do wonder if the increasing amount of scam ads on here have put people off looking on here, or indeed to advertise on here, as you end up dealing with mainly time wasters if not scam artists.
I never look at wanted ads on accomodation anymore as you would think that if they wanted a place they would just look through the ads. If they can't be bothered to do that then they can't be serious or does not need to move really.
Most wanted ads are also unrealistic as they want to pay rent a lot less than what is advertised and hence can not find anything suitable in the advertised section. |

| people are moving back home, and lots of non brits are going back home, there is a oversupply of rented accomodation and its going to get worse. |

There appear to be three main reasons why prices are rising. First, there is a serious shortage of homes for sale in many areas.
