Read carefully what you're signing! Let others know what is important to pay attention to while signing a tenancy agreement.

And make payment either direct into landlords bank account or by cheque. That way you have proof it has been received.

You should all also be aware that signing a contract does NOT negate your staturoy rights in law. You cannot sign away a legal right. So go to the Citizen's Advice Bureau for free advice on any contract if you are not sure about anything. Also the Trading Standards officer at your local council offices will be able to help.

make sure that they sign a break point. If you sign a contract for a year, you can terminate it with a month's notice after 6 months. make sure they mention it in the contract.

The best thing you can do when moving in is document the whole house with a digital camera - it saves haggling with the 'it was like that when we got here'. Also, if you are paying for electricity etc., ring the company, explain your situation and give them the current metre readings. Saves you being charged for the last tenant's excesses!
