What a nightmare, home2u estate agents are basically in the game of treating tenants terribly in our opinion.
You must be careful when using them because they will give you cheap rent for 6 months and then increase the rent substantially after this as they know you will need to go through a lot of hassle to move.
We were told to sign a tenancy agreement on behalf of my nephew when the agent knew we wrere not living there and we should have been signing a gurantors agreement. After that home 2 u refused to ammend the agreement unless we agreed to sign a new contract with them with a 12% increase in the rent. We couldn't afford this increase and now we are liable for over £900 council tax even though we have never lived at the property (my nephew is a student and would have been exempt). Repairs requested were not completed (boiler has been leaking since December) and we were never given a lanlords certifiacte for the gas, surprise, surprise!! Basically just beware, they operate in South East London and now they are withholding our deposite despite being happy with the condition of the flat!![/b]

Contact Shelter - they offer free expert advice to tenants and will be able to tell you how to deal with these issues, including how to take your landlord to court to get the return of your deposit and how to report the property to the local council environmental health department for the heating problems and lack of Corgi gas safety certificate.

The following private rental forum gives advice to tenants - their members include housing solicitors, professional letting agents and experienced landlords.

Now, I still recommend that you speak to Shelter but it might also be worth posting your dilemma there - the response may be a tad harsher (as befits a hard-bitten forum rather than a gentler housing advice charity) but their heart is in the right place.
