| I was done badly by my ex-landlord in the past. He did a joint and severally liable contact for me, I did not know what it was when I signed it. Then one tennant moved out and I was in big shit! I am so going to kill him!! |

Speak to Shelter about your situation. They have info on their website about joint contracts but also have a free tenant advice line.
They may advise you that your beef is with your flat-mate and advise you how to seek redress through civil means with them - for example, by taking them through the small claims court process of a local HM Court. See the moneyclaim online site for info about how that works and if it applies but speak to Shelter first to save you any wasted time and effort.
Or they may be able to advise you whether certain elements of your contract are not enforceable and how you can take action against the landlord.
Or they may advise you that it is up to you to understand the terms of the contract before you sign it, that anything you signed is legally binding and that the landlord isn't actually required to educate you about what a joint tenancy is, that it's up to you to research the implication of any legally binding contract that you sign.
A joint tenancy agreement is very common so that the tenants share the financial risk among each other instead of ripping off the landlord and making them responsible for arrears instead of the tenants that enjoy the accommodation and then scarper without serving notice, in arrears, and leaving a damaged property behind, for example.

To be fair, all my previous contracts, including this one, have been joint tenancy agreements and this has always been obvious from what we've signed. These are standard WHSmith contracts too. My advice is ALWAYS to read what you're signing. That way, what has happened to the original poster is unlikely to happen. That's really not his problem, it's yours. It's up to you to make sure you understand what you're signing. Why would you sign something you didn't understand? A quick check on wikipedia or google would have told you what it was. |

That's really not his problem, it's yours. It's up to you to make sure you understand what you're signing. Why would you sign something you didn't understand? A quick check on wikipedia or google would have told you what it was. |
It is his and my problem when I have been tricked. This is called misrepresentation! I contracted for a room, not a house. Everything advertised screamed " A Room".
In my defence, I am not a solicitor or barrister, I wouldn't know what "joint and severally liable" means. If you ask 10 lay people, chances are 9 of them haven't got a clue! I'm have not been afforded the opportunity to do a google search when I literally have moved all my things into the room before I saw the contract and the landlord only presented me with contract after and failed to highlight the terms, deliberately of course. Am I supposed to say "I can't sign the contact before I haven't consulted google or wikipedia and tonight I will stay in a hotel?"
You sound like one of those arsehole landlords who are totally evil. I hope you have a nice life......NOT.

Anyway, I have got my revenge against the landlord and I am not going to post it here....He is evil, I can be more evil.....This is why I said above, I have moved on....hahahahaha |

You weren't tricked. You were just too dumb / lazy to read the contract properly. I'm confident that if you asked 10 people on the street what "joint and severally liable" meant, 9 of them would get it right. The clues are there... what do you think the word "joint" actually means?
I've lived in tons of house shares and have read loads of the ads on Gumtree and the advert you describe is pretty standard. I've never come across a house share where everyone has had their own individual contracts. Maybe it does exist but it's rare. If you have your own contract, then chances are you're living in a bedsit.
Also, when someone else moved out, why didn't you just advertise for someone new to move in? With the help of the landlord / person moving out of course. Again, this is pretty basic and standard stuff in the rental market.
Basically, you screwed up, and now you want someone to blame. But I'm sorry - the only person at fault here is you. |

As I said, you don't have to be legally qualified, you just have to look it up.
it is not a shared problem, it is yours. You signed your name, not fully understanding what you were signing.
Why did you come on here? Did you think everyone would agre with you?
I don't have any time for imbeciles who legally bind themselves without taking the time to read and understand what they are signing, when a quick search on google or the like will tell them all they need to know. |

If these people were such losers, why would you want to move in with them? Did you even meet them? And even if you didn't, when it came to signing the contract and you saw the other names there, surely any sensible person would have thought "hang on, this is a joint tenancy agreement" or at the very least questioned it?
As much as Penant can p*ss me off from time to time, this is a prime example of what he talks about! |

I wouldn't recommend anyone putting anything aflame through the door, though - someone was sent to prison for manslaughter, after killing three people when she pushed a burning rag through her husband's mistress' front door. best avoided, I think. |

Clearly your maths skills are about the same as your reading skills. You've been here 3 days and posted 21 messages. That's an average of 7 per day. I've been here 1 year and 4 months (so let's say 480 days). My 908 posts works out at an average of just under 2 per day.
So tell me, my slightly slow friend, who is the loser here?
P.S To help you further, as you're clearly very naive when it comes to living your life, I think you should look at the flats / bedsits / studios section if you want to live in solitude. But I bet you won't find anything as cheap as the "room" you rented previously.

She didn't wash and ate take-aways all the time. That's why her housemate (because yes Eva, you rented a room in a HOUSE SHARE) moved out - to escape from the stench!
