Hi all,

We recently looked into what people think of selling their house themselves. The number one reason people use estate agents to sell their property instead of doing it themselves is that they don’t feel they have the knowledge to do so, so we decided to put together a simple guide to show you how easy it can be!

Selling your place yourself - I read your report and generally good as long as there is no chain. I tried to sell my self and it was a nightmare, not being the best negotiator was not good and then it was a chain sale - I was out of my depth with agents up the chain asking updates and questions and half the things they asked I had no idea about and then it annoyed the Solicitor and he said there would be extra charges as he had extra work as I had to keep calling him. The agent up the chain wanted to know that the couple buying my place were 'qualified'! i.e. checking they did indeed had an agreed mortgage. It was awful and so stressful and in the end the chain collapsed. I ddi try again and then gave up and used an agent but what I can say is try to negotiate hard with the agent to give you a fair selling commission. I must say teh agent i used was very good and it was another chain of properties - I would say fine if your selling and no chain but if you have a chain - then you need lots of time and experience and I just did not have the time.

Hi, I’m a professional agent in Florida and I see it all the time.

It is nearly impossible to be objective when pricing and negotiating your own property. A For Sale Buy Owner may fall prey to a sharp buyer looking for a steal. You are not saving money but giving the commission and probably much more to the buyer.

A professional agent will protect you from the buyer. An estate agent takes responsibility for the disclosures, negotiation, buyer qualification, and the many problems that come up when property is transferred.

Do you know who you're letting into your home? What if the home inspection turns up ugly? Can you actually be objective about your own property? How about the amount of time and money you’re spending and getting nowhere? Are you targeting the right buyer for your home? A good realtor is set up to market property. A good estate agent effectively handles tricky real estate transactions all the time.

I work in the 'for sale by owner' industry and it has evolved alot in recent years.

Most private sales companys have a high rate of success and figures have shown that on average private sellers find a buyer one month quicker than an estate agent will.

You can now post an advert online with a 'private sales' website and get your advert posted on hundreds of leading property portals. The same ones estate agents use. You can also purchase a 'for sale sign' to possition outside your house, which account for over 60% of all house sales.

All for under £150.

It is worth a try to save yourself £1000's.
