Hello Sarah

If you would like to secure the room I would require a deposit of £300. This would be returned when you move out of the house after final inspection.

On moving in I would require you to pay £300 to cover the first 4 weeks stay. This includes rent and all bills including wireless internet. There is no land line telephone in the property however UK sim cards are readily available.

If you want to take the room please let me know and I will advise you of my bank details so you can pay the deposit electronically.

Also when you arrive in Coventry I can pick you up in my car and drop you and your luggage off or arrange to meet you at the house with the keys and tenancy agreement. Each room has its own lockable door.

I have attached a copy of the standard tenancy agreement for your information.

What aspect of the tenancy are you worried about? Have you visited the property in person?

It's fairly normal to pay a deposit equivalent to around 1 months rent in advance of moving into the property which gets returned after you move out. It's fairly normal to pay rent in arrears (hence pretty standard to pay the month's rent upfront with the deposit). It's also a good practice for a landlord to give the tenant some time to read through the contract before signing it.
