Landlords, do you use a manageing agent to look after the day-to-day running of your property or do you manage them yourself?

Have you had good experience with your letting/manageing agent?

Have you had bad experience with them?

Please take the time to tell me your experiences.

Blimey, where are you located?

Agencies in London can charge up to 18% for full management and that excludes VAT and the cost of inspection reports, ASTs and so forth.

Hi Bluey.

basically i am based in london but am looking at starting my own Property management company so am doing a little bit of research (i hope thats ok?)

I am very aware that some agencies can charge high % for management i know of one who charge 20% and as you say add the cost of AST's inspections and then have the cheek to add 15% commision on to any contractor invoices that come in.

The problem is, a high % does not always mean the best service. I have been a property manager for over 11 yrs and most landlords will have a complaint about they management service they pay for.. working for some else my hands were tied to improve on the service i was providing as i was governed by the company i worked for.

so i have decided to take the bull by the horns and go it alone and provide the BEST property management service at a reasonable cost.

Bluey do you know the best way I can get my business noticed out there?

I'm not a property or marketing expert. I expect a website is a good idea and you might want to consider membership of ARLA or another professional body to raise your profile and give assurance of higher service standards. You might like to look into those public sector business start up organisations that can provide you with a mentor and guide you through producing a business plan.

I've definately seen similar threads there by new start-ups asking advice for how to attract landlords.
