Thanks so much for your call and also for your response ,Sorry for not getting back to you soon,Its available for now no one is living in the house,The rent incliudes the council tax ,Gas bill,Electric bill,Tv Licence.Etc.I and my family have livied in the house before i took my family to relocate here in UK due to my Work. But U can come for viewing on Just only one condition that you show me a proof of your financial ability to rent my house .Because i have had many non serious people asking me to come for viewing and thereafter i got disappointed as they like the house but they want to live in the house for some months before they can pay for the house rent and i am not looking for such tenant this is why i need to be sure that you must show me you have the money to rent my property before You can come for viewing.Although You have to see the property before you pay me ,I wont accept any money from you until you view my property But i just want to be sure that you have the money before u can come for viewing.I could consider to give you the house address but i am afraid Gumtree have warned us landlord's never to give anyone house full address because people goes to the house to use the house for another source but i can assure you viewing my property if you can assure the proof that you have the money to pay for the rent you have to understand that i will be coming to make viewing to you and i dont want to waste my time to come and get disappointed again JUST like the people that have been asking me to come for viewing and they don't get the money to pay me thereafter.I want a proof that i can run confirmation myself and if i am assure you get the money then i can call you so that we can fix the viewing .Probably this week.
What proof ? Just locate any Western union Shop/Outlet Around you .Then transfer one month rent Plus the Security Deposit to any of you relative in UK.Then you get back to me and scan the receipt you got from the western union indicating you have transfer the money to you relative .As just for me to confirm from Western Union if you have the accurate sum of money transferred .Then if western Union can confirm to me that you have genuinely transfer the money .then i can call you after my confirmation to tell whom you must have transferred the money to pickup the money from western union .
Note : I promise to refund the money western union charges you from transfer when i get there to meet you for viewing.
Incase you don't understand How to transfer through western union. Here's Information you need to transfer via western union :
Senders name/address ........... Your name/address
Receivers Name/address ........... Any of your Relative Name/address
And you just get back to me with the receipt After transferred,Just for me to run confirmation

Get back to me Asap and also call me as soon as you get it done .

Regards
Bill

Kia Ora!

You should see some links saying 'Is this email dodgy?' and 'Is this email spam?' if you are receiving emails through the Gumtree system. You can report them there.

Otherwise click here and report them through the 'Stay Safe' section: http://www.gumtree.com/help/stay_safe#item78

The Western Union scam is still alive and well on the boards. I emailed about a place in Clapham Junction last week and by the 2nd email they were talking about money.

I've cut and pasted the emails for people to be aware of - obviously I've changed my personal info in them. Beware people - if it sounds too good to be true, it probably is!

Start from the bottom for the oldest email and work up....

Hello,
Really appreciate your words in assuring to pay me if you like the Flat. I
understand you quite okay. However,i do not want to stand on people's promise of paying me cash or cheque when we meet again because i have met with time wasters.I was discussing with my colleague about the idea on how i will be so sure that i will not be coming down to London on a futile exercise and she advised that we can work out something via Western Union Transfer.

Here is the process;

Proceed to WESTERN UNION LOCATION. You can check nearest location from

www.westernunion.co.uk
Collect a TRANSFER FORM from the location.
Transfer from: YOUR NAME
Transfer to: YOUR SPOUSE OR ANY OF YOUR RELATIVE
And complete any additional information in the form.
Submit the form and pay the money at the location.
There after, Scan the RECEIPT collected from WESTERN UNION
It must clearly state the following
SENDER'S NAME
RECIEVER'S NAME
MTCN #

You can not be the SENDER and RECIEVER at the same time

Scan the receipt collect from the WESTERN UNION to me. Once you scan the receipt, i shall contact western union and confirm if truly the transaction as taken place. Thereafter, you shall collect your money back via the receiver.
I shall be coming over the next day after you might have Scan the receipt.

You will be charged minimal fee for transfering and i promise to pay the money back to you once we meet.

I will get the contract ready for you to sign if you like to take the Flat after viewing and the keys will be handed over to you immediately after contract. Receipt of payment will be issued to you after which you have sign the lease agreement form.

REMEMBER THAT YOU HAVE ONLY TRANSFER THE FUNDS TO YOUR RELATIVE AND NOT ME, PLEASE GET ME VERY CLEARLY, I NEVER ASKED YOU TO TRANSFER THE MONEY TO ME.

I only want to be sure that you have the money at your disposal and this is the only way i can be confused that you have the money at hand. INTENDING TENANTS HAVE DECEIVED ME ALOT.

You don't need any assistance than the way i have explained to you.

If truly you need the flat and you are willing and able to pay for the flat, then kindly proceed to western union location and complete the transaction.

Regards

Hi Kimberly

I can understand your concern and frustration about travelling all the way to London to show people the flat. I know you want some sort of security, however I'm not prepared to show you financial details until there is an solid agreement in place. You can see from my email address that I work for a reputable well known organisation and to be fair, all I know of you is that you have a yahoo email address.

Also, can you please respond to my question about how long you plan to live in Bradford and thus give an indication of the rental term you are looking for?

We currently rent a flat around the corner and would need to arrange to move from there, but I don't foresee that being a major issue.
When are you next planning to come to London - I obviously work during the days, but am free to view most nights, or we could arrange for the weekend if that was better for you?
Cheers

Hello,
Thanks for the prompt reply yes the flat is still available you can come for viewing
anytime as i am free to show you the property anytime you want and more so i will need to know how serious you are in renting the house because i have been fooled alot by people who pretended to be serious at first. I have wasted alot of money on boarding train from Bradfod to come over here to show people the flat but not for them to show up, so i have contacted my colleague who has also gone through similar difficulities and she said that i should get to know how committed you are, if you have the funds for the security deposit and if you have it then he will be needing an evidence from you to show it. Hope this is understood by you.
The question now is;
HOW BEST CAN YOU PROOF TO ME THAT YOU HAVE THE MONEY AT YOUR DISPOSAL?
Thanks
NOTE: Security deposit is an amount to show you are committed, willing and able to pay for the rent.

What is the address for this flat?
When is it available?
What are the lease arrangements?

Can you also please confirm this is not a share-house arrangement but a flat to let?

Kind regards

Hello guys! I was so naive but I should tell you that I learnt my lesson. This guy, Stephen Ronnie, he was so desperated for money that he made a terrible mistake: he called me from a mobilephone today and I've got his number. Can you believe that after all, he called me to tell me that the money wasn't there.
Ok. I agree with you. I was a fool to believe in the offer. But at the same time I was clever enough to see the trap and get out of it. So guys, he is not in Greece.. he's in Romenia. And here is his number: 0040755935543. If you decide to contact him, help yourself.

Hi everyone,

I was had by this Stephen Ronnie character too. He was able to scam £500 out of me after many emails and (seemingly sincere) phone conversations....

If anyone has come suggestions on what to do from here they would be greatly appriciated as the Police are not able to help (as I don't know where the offence took place - where the money was picked up) and Moneygram will not give me any info.

Whats worse is that they need to show ID so now ther is every possibility that someone is walking around with a fake Id and my name on it! Crying or Very sad

I've not entered into e-mail conversation with this bloke yet, but this has GOT to be a scam. This is one of the most desirable places to live in London, it's huge, and 'all' they want is £175 a week? Too good to be true. Therefore probably a scam. Just thought I'd post on here and try to let people know. It's a shame that people can't post comments on specific adverts on Gumtree - such as questions about the flat - it'd save the person advertising havign to respond to 10 identical e-mails, and would also sort out the scammers pretty quickly!

I saw this.

I would question Moneygram on this, if the money was transfered to "yourself". Their privacy policy here says they will give you reasonable access to the information they store on you ... so long as you write to them. It also says they will assist in fraud prevention investigations, and provides the address to write to.

There policy on collections says that you need ID (here), so they cannot deny you the right to investigate your "own" collection, without admitting it was not you that collected.

Be more agressive, and also write to them - they cannot reasonably without this information. Ask them to point to the specific part of their terms and conditions that allows them to deny you this information.

Currently on my 5-6th e-mail with the guy that owns the Hampstead flat. It's so clearly dodgy but I thought I'd try and waste as much of his time as possible. I suggest others do the same. Just don't give any money obviously - and give completely fake details! Honestly, they're so thick, he's asked me my full name twice now - and I've given different responses - but he still hasn't realised that something is wrong!? Strangely he seems to be suggesting that the next time he is in the UK he can meet up and show us around, then we can give him the deposit aferwards. Fingers crossed he goes for this - then I can arrange to meet him but not turn up. Better still get the police to go along.

Please guys, be careful. If something sound too good to be true, probably is a fraud. Dont give them your money. Dont pay anything until have an interview with the owner and visit the flat, above all if you are not in Edinburgh. I get this answer from someone named

Kami Benjamin (kamiben287@googlemail.com)

He wrote this:

I was looking for accomodation via gumtree
anda certain Elisa monici replied.

picadilly 3 bedroom flat- £100pw (per room) deposit £500

then the next reply said, i will hold the flat for you,
but you have to send via Western Union- you know the tricks.
Please beware of Elisa Monici (jalewis2004@yahoo.com)
she's a scammer.
I did not reply to her anymore as i know its a scam coz I've already seen these tricks in gumtree forums. thanks.

you're not suppose to deposit any money to the person unless you've seen the flat in person and liked it and have agreed with the terms of tenancy.
please take someone with you when you look at the flat, so that they are aware that their illegal deeds are manned.
it may take time for you to search for the flat you like, but take it slow. stay in a friend's house first or in a hostel. the latter will cost you a bit of money but compared to being conned, it is just a little amount compared to what you're about to lose.

thank you

This is what I had:
Thanks for your fast response but i must tell you that i permanently Live and Work in South York, If I have to arrange a viewing for you, I would have to travel all the way from South York for the viewing, I am sure you realize that this is quite a distance for me. I have been deeply disappointed in the past. I have travelled
all the way from South York, (had to leave my Job, and take my time to come over) Only to be told by the person I am coming to meet that he can not afford the Security Deposit and 1st Month Rent and he wants me to let Him stay at my property for 1Month before he would be able to pay, some of them do not even have the Security Deposit. Some of them would not even turn out for the viewing, Most of them sent me Fake Bank Statements and Landlord Reference Letters even Fake Bank Reference Letters just to deceive me to come down from York. You can only imagine how irritating and annoying this can be.I would be need to verify that you are capable of renting my Property before coming over for the viewing, I would NOT need to see the following: BANKREFERENCE, STATEMENT OF BANK ACCOUNT, REFERENCE LETTER FROM PREVIOUS LANDLORD OR PAYSLIP. For now but I would need it during the renting process You would need to Locate a Western Union Outlet, make a transfer of the Security Deposit and 1 Month Rent to your friend, family member or partner then get back to me with the Western Union receipt that you would be issued. I would run the Receipt for a Proper verification that the Transfer (Transaction) Occurred and if I have been able to confirm that the transaction occurred, I would give you a call to arrange the a Day and Time for the viewing I just have to be sure that you are capable of renting my property and that you are a responsible Tenant.
The Western Union Charges would be refunded to you in cash or deducted from the Monthly rent (If you are renting my property).
Regards. 7045766749

Landlord should waste their time on you!
wherever they are, they should make time for you and not rush you into decisions.
people who decide not to rent the place are not necessarily time wasters. they have their reasons for declining and you dont have to pay anything when you look at the property. there is no viewing fee!

Remember, you are the client here- you can make your choice.
Its just like shopping, you look for the perfect shoes or clothes and sometimes its hard to look for the right one. it takes a lot of seeing and stuff.
don't rush it. stay in a friend's place or stay in a hostel rather than be conned.

stay safe guys!

I have had various emails from a certain Racheal with email: richk98101@aol.com

The last one that I have just received is similar to many that people are getting>

I understand you quite okay.I will get the contract ready for you to sign if you like to take the Flat after viewing and the keys will be handed over to you immediately after contract has been signed.
Also,Receipt of payment will be issued to you after which you have sign the lease agreement form.
I really appreciate your words in assuring to pay me if you like the Flat.I understand you quite okay. However,i do not want to stand on peoples promise of paying me cash or cheque when we meet again because i have met with time wasters.
I was discussing with my colleague about the idea on how i will be so sure that i will not be coming down to London on a futile exercise and she advised that we can work out something via Western Union Transfer to make it easy.
She made me to understand that she has used it a couple of times for renting out her Flat. She said that western union can actually hold the money as an evidence and surety that her tenant will pay her at least for the first month and deposit. She explained that you can also visit any Western union outlet and transfer the money IN YOUR FRIEND NAME as the SENDER and RECEIVER will be in YOUR NAME.-You will use his/her name as the SENDER and AFTER viewing and you are okay with the flat,we both can go back to withdraw your money from western union close to my flat as she said she has done transactions this way before.

I do not want you to have the feeling that i am asking for money BEFORE you see what you are renting because i know that payment is meant to be done AFTER you have seen the Flat and okay with it.-The reason why you have to be receiver is basically to give you the confidence that your money is still in your name and to make sure that your money is still safe since you are the Reciever and not anyone else which you will collect with your valid ID,maybe with a passport or drivers license.
So in order for me to also be on a good side, you can go ahead and make the transfer since you have the money ready, let me know immediately you do the transfer so that i can know how to squeeze out time to come and meet you.But i will have to rely on your honesty and truth that you have actually make the transaction before i leave here to come down to London to meet you. What evidence will you give me so that I can be sure that you have made the payment? I was made to understand that you can Send me the (Senders name and Mtcn on the transaction Receipt)to confirm here online on as that is what it usually request for on www.westernunion.com if the money is there before making my way.
I was also made to understand that western union takes some charges for the transfer and i am telling you that i will also return back to you the full transfer charges whether you decide to rent the flat or not when we meet,ok?After doing the transfer, then i will have to leave here and be with you if we can agree on a perfect time to meet up for viewing.

Please, understand that i am NOT asking you to pay me BEFORE you view the flat as payment is done AFTER viewing and Signing of contracts.
I only want to be sure that i am not going to waste my time this time around and i think that with this condition, both of us can be sure we are not wasting our times.Let me know if you are okay with this so that we can proceed. Thanks so much while i will be waiting to read from you and i am looking forward to meet you and be great friends eventually.

I had an offer from an African "model" coming to work in London to take on our room. She said she'd get her "agent" to pay some large sum of money to me and I could send her back the balance for her flight. Sure I would!

Then another man tried the same, saying it was for his daughter coming to study. His "agent" would send me £4.000 and I could give her the rest (after taking deposit etc) for living expenses. Of course I would!

Speaking to workmates, I learned that this is happening regularly, especially with so-called-landlords asking for deposits BEFORE viewing, as they don't want to waste their time and money travelling from Manchester or Liverpool! One colleague having put enough pressure on, was even invited to view the property in St Johns Wood. When she turned up, it was a little old lady, who was so surprised to learn she was meant to be letting out a room!

PERHAPS GUMTREE COULD MAKE THEIR SITE MORE SECURE - USING A SIMILAR SYSTEM TO EBAY, for example.

Hi andy its jodie

We just spoke on the phone.
I understand you are going to pay the bills also. is that gas, electric, water and council tax??

also, we have CASH to pay, we do not have it in our bank, but can put it in to transfer if you prefer. but we need to see the house first.

we live in nottingham at the moment and i understand you are in derby, which is not far. we can meet you with the cash if you like, once we have seen your house. if we like it, which after seeing the photos im sure we will.

the reason we have the cash only is because we NEED to get back to hereford asap and are viewing houses all the time, so we have it available for the first one we like.

we would like to see it today if possible as we are there viewing others today.

we would need it unfurnished as we have all the furniture we need.

my phone number is -----. please call me.

Hello Jodie,
Thanks for the mail and nice to hear your voice, that is good. Yes i will be the one that i will respond for the bills and taxes and you don't need to be worry about anything if you get my house because everything has been schedule into the rent fee and i can park everything but i will need to wait for you to come for the viewing first cause you see what you like there OK.
And what i mean about the proof I'm talking about on the phone, is that i want to be sure of you that you have the money with you and if you are capable of renting my property and you mention on the phone that you have the money with you right now and you are currently in Nottingham right? Can you tell me what time you will like to come for the viewing today? If you can show me the proof of western union scan copy receipt to show me that you have the money with you.
So what you are going to do now is that, you will locate a western union money transfer outlet around you and make a transfer of one month rent with a security (1650 pounds) to your partner's name through a western union outlet and get back to me with a receipt that you have from there after you i get the receipt then i can run a confirmation from western union money transfer by following all the information on the receipt to know that you have the money with you after i run the confirmation from western union that is true Jodie make a transaction to his partners name then i will give you a call in the next five minutes and ask you where do you want me to pick you for the viewing.
I also want you to understand that if my property suitable for you or not, Jodie you still have an access of picking up your money back because I'm not asking you to send me a money. You see the procedure of what I'm talking about.

Here what you are going to do when you get into western union office.

Sender's Name..... That will be your name

Receiver's Name ......... That will be your Partner's name

Amount transfer.......... 1650 pounds.

After you done this then you will get back to me with the receipt you have from western union so that i can run a confirmation from western union by following all the information on the receipt to know if you have the money within you and your partner that is all.

Hope to read from you asap and also remember that western union is going to charge you for the transfer fee, don't worry about that cause I'm going to refund that to you when we meet for the viewing.

Regard.

Andy

hi andy, this is jodie's mum, she has asked me to look out for your email, as they have set off for hereford now , have appointments... they have the cash on them to pay, if they like a house. As you are only in derby, they could possibly meet you to show you the cash if they don't find a property they like today, they are viewing 3 properties, but none are in hereford itself, and that is what we really want, so it may be a wasted journey today. if you wish to speak to jodie now, you can call
.

many thanks
connie

They don't meed to worry about anything OK because my house is going to OK and alright for them.
I forget to tell Jodie that they will need to wait for me to make a confirmation from western union money transfer to know if the money is there before they went to take it back.

Hope to read from them tomorrow.

Regard,

Andy

LUckily we didnt and arent going to do this....I had a bad feeling about it as anyone who wants something for nothing - especially up front, is usually a scam.

I have also found out that the phone number he game me is one which can be transferred to ANY country. ie australia, asia, zimbabwe etc.. he could be anywhere...but it has now cost me about 50p per minute for that long conversation i had with him. maybe more.

I URGE EVERYONE...DO NOT FALL FOR THIS, You will STILL be looking for your dream home, with a very damaged ego and a big hole in your wallet.

I am so so glad i searched the internet before i was stupid enough to fall for this.
