I emailed two different people on separate occassions and I received the exact same reply in two days. These properties are based in London. Here

Hi,
My name is Jo Trank and I have a flat for rent, the rent is 500£ per month this includes all bils and the concil tax. I moved in Athens,Greece because I got a new job. I work in a hospital. You can rent the flat as long as you need to stay even for 2 or 3 years. After you will see the flat, the first payment will be for 2 months(1000£).In case you want it let me know so we can arrange the transaction. For me is very hard to come in UK and if i will come i must be 100% sure that I will not come for nothing. As you can see in the photos everything it's new in the flat. You have internet connection, phone, washing machine, cable TV and most important parking place.
I wait your response.

Here the email I got from a certain Sebastian that "lives" in Sweden:

Re: Your Gumtree.com ad #23633494: One double bedroom flat presented in immaculate condition‏
From: Sebastian Melker (melkersebastian78@yahoo.com)
Reply-to: melkersebastian78@yahoo.com

Hello Fanar, (first mistake! My name is NOT Fanar!)

The property benefits from a spacious terrace and is located in the heart of Oxford Circus within walking distance to the restaurants, cafes and trendy shops of Carnaby Street. Ideal for easy access to transport links with buses and the underground on its doorstep. The price of 140GBP includes the council tax,the Sky tv,water, electricity and heating. the total price is 560Gbp per month.

As I said I live in Sweden and i must came to UK to meet you and see the flat. I am interrested in a long time contract-minimum one year. I have attached here some pictures of the flat.
To prof me you are honest and you have the money I want you to give the money to a person from your family and he(she) will send the money 1120GBP to your name as a receiver in London UK using Western Union service, see www.westernunion.com for more details.
After I see the scan paper of the Western Union transfer i will see you are honest and you have the money and i will buy the fly ticket and come to UK the 2nd day to meet you and show you the flat.
There is a 5% transfer fee but I will accept to give you the money back when we will meet in UK or to deduct it from the total amount for the rent in case you like the flat and we sign the rent contract.

I will wait for your reply to confirm if we have a deal today because there is another person who is interested in reserving the flat!

Thank you,Sebastian Melker

So there you have it, another liar!

Be safe! Shocked Shocked

and then i was sent this

Hello
I am giving this flat away just because no one is making use of the house at the moment. and i hate to see it dirty every time. Its better for me to let it out to someone who will make it clean and tidy. I hope you understand this. Well, Viewing the house is not a problem. But i will like you to do a thing. I guess you will understand this. It's in the policy my Lawyer has told me and i wish to abide by it. I won't get any money from you now. So you will do a thing to make me believe you really need the Apartment.I have been fooled several times and I had to travel a long journey with my Lawyer to meet people who wants to view my property and at the end of the day they tell me they want to stay in the apartment for a month before they would pay me. I don't want this to happen to me again so My Lawyer has advised me that I have to be sure that who so ever is renting my property should be capable of paying the cost of the rent.
You will go to the nearest WESTERN UNION MONEY TRANSFER around you,Send to your Friend send the sum 1100pounds in WESTERN UNION. The money is still within you. I am not ready to get money from you as i have said. All I need to see is the WESTERN UNION copy of receipt giving to you. Scan the WESTERN UNION receipt and send it as an attachment to my email just for me to view it and be sure you are ready to get the Flat. after viewing the FLAT, and you really like it, You can go together to the WESTERN UNION location agent or bank around here to get the 1100 pounds back and we can reach an agreement on how you will move into the Flat. I will pay back to you the charges you will be using in sending the money in WESTERN UNION. If you don't understand, Here is an examples of how to do it....

SENDERS NAME....................YOUR NAME

RECEIVER' NAME...................YOUR FRIEND NAME.

AMOUNT SENT.....................1100POUNDS.

and scan the copy of receipt to me in an email just for me to view it.
and then i can pick you up and show you the Flat.

Best Regards.
HenryJohnson

i have now been contacted by the 3rd scammer, the first one i didn't even realise was a scam he didn't get as far as asking for money - his rent was too much for us and also knowing the area quite well he said it was a modern built on a road full of pre war houses!
The second was affordable and we only clicked when he did the moneygram one, thought it was a bit dodgy then saw the scam here. my hubby emailed him back and told him where to go in the politest of ways!
this one today though is the best by far yet, they've all given me postcodes of supposed property, so have run it through multimap- he's offering me the football pitch where dartford fc play!
so far have been contacted by : Andrew Donoso, Williams Fintrum and today Paul Kandy just a few more names to be careful of. going to waste this last blokes time for as long as possible if he gets back to me.

Hi,
As you already know, I live in Greece and I have nobody in UK that could show you the appartment.I need to come personal to meet you and present it..
I work in a hospital and is very hard for me to come in UK. I can't take the risk to leave my new job for days and when I arrive in UK to see that I come for nothing. I want to be sure that when I will meet you, we do the rent papers then i can come back in Greece.
So i can be sure of that look how we can do:
You make the payment from your name and address to your best friend or your wife name and address in UK using MoneyGram for 2 months rent that means GBP 1000 and send me the scanned receipt. As soon as I see the scanned receipt that you have made the payment, I will come in UK and you will see the flat and maybe rent it. After that, we will go together at the MoneyGram office and you will take the money back and pay me.So all you have to do is to find a MoneyGram office and wire GBP 1000 from your name to your best friend name or your wife and send the scanned receipt.I am asking you this to be sure that I do not come in UK for nothing. Hope you can understand my situations.
P.S : As I told you,I have a lot of customers interested to rent the apartment. I will reserve the apartment to the first one that provides me the scanned paper from MoneyGram. As soon as I have the confirmation from MoneyGram that the money are available on his name I stop the transactions with all the other customers

.............................................................

HI,

After you will make the transfer through money gram, the money can be picked up by receiver name or by the sender,so you must be the sender or the receiver of the transfer so you can pick up the money.Once the transfer is available I will check if it`s available and if is ok I will come in Uk to show you he flat...if you decide to rent it you will pick up the money from money gram and pay me.

The kitchen is fully furnished and the internet connection is broadband,I don`t have another pictures to show you,but you will see when I will come in UK.

So I will wait your e`mail tomorrow.

Thank you

........................................................

Hi,

The flat have private toilet and bathroom.

I was made to understand that Money Gram takes some charges for the transfer and i am telling you that i will return back to you the full transfer charges whether you decide to rent the flat or not when we meet,ok?After doing the transfer, then i will have to leave here and be with you if we can agree on a perfect time to meet up for viewing.

what did they say again? "when it's too good to be true... it probably is..."

Was in contact with gena_ramsey@yahoo.co.uk for a really nice flat in Angel for only £650pm.... bargain...

and suddenly, part of the last email i received was :

"I am only asking to you show me you are really willing to rent my flat as i cant just come over for you not to want the flat.
This is why im asking for you to prove to me you have the cash for bith rent and refundable deposit on you prior to moving in, before i can commit to viewing.
[...]
So if you understand my point,Meanwhile i called to my lawyer for advise as i have done things on my own in the past few days .He gave an advise and i think that is the best option for us,so what i will like you to do is that you should go to any moneygram office close to you , which is in any post office in london to send the first month rent and the refundable deposit, in your name to your partner's name in your present address or your partner to send the money to you in your present address.

Scan and send the transfer receipt via email for confirmation if the money is available for any of you to pick up. then when i come over we will both go and pick up the money together then you pay me up after signing the lease anc contract. Whatever cost you incurred would be returned back to you at the meeting even if you dont like the flat which i'm sure you would. You will not be loosing anything after all.

If you can get the Moneygram done tomorrow then we can meet for viewing on Friday in the evening from 4pm."

this has been reported...

good luck to all of you...

Hello marydano,
I' ve also received a similar mail from mr. Claude Lemair although it was the different property (he says he's got many of them). I don't want to judge him, maybe he's just using the same form, changeing only details in his emails. But please tell me, have you been in touch with him somehow or have You resigned?

Good luck! Smile

Hello! Sorry, I just had to post this one in case anyone has received the same. I am looking for a studio around Camden and posted and ad. Today I received this email from jmichaelproperty@gmail.com:

Thanks for your swift reply Azahara, Presently i live in Wales with myfamily but i can be very flexible coming over for your viewing at youconvenient time and date. Last month i was in London with my Lawyer with a related issue likethis which we were suppose to meet with a guy for viewing and on theviewing date, He refused to show up, we tried calling him on the phonebut to no avail and I'm sure by now my Lawyer and i won't want thesame thing to repeat itself. Now i want you to prove to me you are ready and can afford to pay therent and not just going to make us waste our money and time comingover for another viewing again which may end up being as bad as ourprevious experience. Payment will be made in proper upon viewing. The rent is just £550 per month/per month and there is going to beSecurity Deposit of £300 rent all equal to £850 for a start. I want you to make a payment of £850 to the name of any of your familyor friends who lives in London via Money Gram and send me a scannedcopy of the payment receipt or write out the information of thepayment receipt and and forward it to me just to prove to me you arevery serious and can afford the rent then, my Lawyer and i willarrange to meet you at the venue for viewing at you convenient timeand date. After the viewing, we will all go to the Money Gram Outletor bank to have the money, you'll sign the agreement form and haveyour keys immediately the payment is being made. I wait to hear from you with a scanned copy of the payment receipt sothat we can proceed to viewing immediately. John.

I'm sorry, it is more of the same. As I have nothing else to do today I relpied with this:

I'm sorry I don't understand why are you telling me all about this bad experience with the flat potential tenant, it is not any of my problems, I do not have to prove to you anything nor see any lawyer or sign anything before I have seen the property and I think what you are doing is illegal and a SCAM. I am WASTING MY TIME replying to you just because I can and I am curious if you will reply and what with this time.

A minute after the guy called me, it was a dodgy call, he asked my why I sent him that email and I protested that if he tought I was stupid enough as to send money to anyone for no reason, I called him a fraudster and he hung up.

Is there anything like a landlord registry with the councils or so? I'm sick of this....

Good luck to everyone!

I want to add Andrew Delbert (and.delb999@googlemail.com) and Nicholas Spencer (nickspencer009@gmail.com) to the long list of fraudsters. I won't bother to put the exact wording on here but its pretty much a carbon copy of the others.
I went through replying to about 6 of the first fraudsters emails about what the house was like etc, was quoted £450 a month including bills (got a bit suspicious here cos I think my bills alone atm are about £250 and I wondered how he could charge so little rent) but I gave him the benefit of the doubt until he mentioned MoneyGram.
TBH, potential landlords must get alot of time wasters and I'm sure it would be lovely to have any potential tenant prove they are interested before they take the time to show them the property, but asking for all but your National Insurance number is a bit much!
To both the fraudsters that had replied to my wanted ads when it came to them asking me for money I simply wrote...

Theres too much potential for you to con money out of us, at the moment I just want to view the property and have no intention of handing over any money to anyone for it until we have viewed it and discussed terms.
If this doesn't suit you then we will carry on looking for a property elsewhere.
Thanks
Nikki

and never heard from them again!!
You would at least think they would research the potential property they plan to fleece money out of you with, and get someone that speaks English properly to write the messages!!

Hi, be careful when you get reply from jim ross and richard simeon. Here is one of the replies what I received when looking for a place.

Hello,

Thanks for the mail, i can assure you of the viewing but i will like to discuss some thing with you, before i can down down there for the viewing i will like to see a proof of your financial capacity and to know how serious you in need of the property because i have been fooled so many time and i will not let that to happen to me again, Been fooled by telling me to come from Liverpool down there to show them the property but when i got there for the viewing they will never show up and when i called there phone they will keep on banging the phone on me so it has been a very sad and disappointing thing for me and i do waster alot of money also for transport, so i don't want that to happen to me anymore that is why i will like to see a sign of commitment from you before i come down for the viewing, well this is what you will have to do for me before i can come down for the viewing, If you have a partner or friend around you all you will have to do is to locate a western union money transfer around you and deposit the security deposit plus one month rent to your partner's name or your friend's name, when you made the transfer finish you will be given a receipt you will have to scan email me the receipt to make a confirmation from western union if you made a transaction from them or not, immediately i made the transfer from them and i confirm that you made a transfer through them then i will give you a call to tell you where we should meet for he viewing, I will want you to read this and understand better, i am not asking you to send me any money before showing you the property but i just need a proof of that, I want you to know that there are so many people who have sent me there fake bank statement for a proof but it's all fake, and moreover i don't like interfering with other people privacy so i will not like to see any reference from anywhere or bank statement, (am sorry for sounding rude) but as you know i need to tell you my feelings and what is pitching me.

Even the western union charges that you use to make the transfer will be refunded to you back on the viewing day so you don't have anything to loose when you make the transfer, if you made the transfer finish and i make the necessary confirmation i wanted to make i will tell you to go and pick up your money back and pay me in cash. even if you don't like the property when you viewing it i am going to return the western union charges back to you, and help you in locating a property that is better, But to tell you when you see my property you going to love it. Get back to me to know if your interest concerning what i said and the property.

Regard,

Richard,

Hello there guys, I am currently dealing with a moneygram scammer who was letting a property in a popular area of london. Seemed way to good to be true....

Very similar things happening;
They said the spoke to there Lawyer.
They always "look forward to reading from me"
Offer low rent for good propertys claiming they where going away with work and want someone to look after the property like its there own.

I have decided to try and get a bit more info from them before I report it to the police. Told them I would complete moneygram transfer for double the amount just to prove I have more than sufficent funds but I have asked them to supply full address before I do this. So far they managed to change subject to avoid giving address but I have given them an ultimatum and i am currently waiting for response.

You can actually download and create fake moneygram transfer slips from a website called 491scammers. This is perfectly legal as it doesnt actually create any money/transfers and without the correct codes will be imedately picked up as untransferrable when they go to collect the money. BUT it will waste these horrible con artists time; like they have so many other peoples with there stupid scams. Defiantly going to take this as far as possible, I dont pay taxes to fund these idiots who probably dont even have visas to get actual jobs. If I do get the address and the police dont chase it I will knock on the door myself and domy own little Q and A with a dictaphone and take it to watchdog/police/internet. Lets stop this now....

If Moneygram & Western Union are indication for scammers, why doesn't gumtree design it's website the way that for every seeker these payment methodes are clear declared as being banned ?

Obviosly there are frequently people who fall for this because of desperation. Otherwise there wouldn't be so many of this shit out there.

If gumtree would put a warning in every accommodation posting to not use these money transfer methodes, I think the scum wouldn't succeed as often.

I don't care if the one or the other Moneygram / Western Union tranfer is genuine - the majority doesn't seem to be. Therefore let's make it clear for eveybody.

Due to abuse of the system gumtree cannot recommend to do any deal via Moneygram / Western Union.
If you do, you might potentially be subject of a fraud and lose your money.
Once you transfered it there's no chance to get your money back.

Don't do it !

OK I watch a lot of CSI and here is my take on this add
"A Neat One Bedroom Apartment with double beds" it has been removed now but here is my breakdown

I noticed that the email had grammatical errors but the room description was perfect. The images I was emailed I pulled into photoshop to check the metadata (digital camera info that tells you things such as time date and make of camera). There is none suggesting they are thumbnails pulled from a website. This is a copy of the email I received.

"Hi ,

Thanks for your mail. The flat is still available. I have taken up an appointment with a software outfit in Doncaster and I've had to move. I'd have actually left it vacant but my boyfriend advised that I rent it out.
The flat is on a second floor, fully furnished and is located on lambeth road, London SE1 7DF. It has the following features:
- One Huge Bedroom for double Bed
- Huge living room
- One bathroom and toilet
- Kitchen with modern fittings
- Dish washer
- Washer/Dryer
- Cable TV
- Wired Internet connection
- Parking space available
It is only a few moments from lambeth north station with great bus links.

The rent, which includes all bill such as, electricity, council tax, gas is £700 per month. A refundable damage deposit of £700 will be paid alongside the first month's rent before you move in.
I will like you to tell me about yourself because I am interested in knowing your capability of funding the rent and taking care of my flat.

I am sending you some images of the flat.
Hope to read from you soon.

Kind regards,

Tracy"

1.Tracey is an English name and the person who wrote the email is not English. The description is perfect English even with a capital "I" on Internet but not capital L or N for "lambeth north".
2.A quick Google search of the description finds numerous instances of the description which suggests it is not original.
3. The sentence "I have taken up an appointment with a software outfit in Doncaster" is not the phrase that an English female would use. It is an email cobbled together from various sources.
4. "A refundable damage deposit of £700 will be paid alongside the first month's rent before you move in." - not in keeping with a Tracey working for a "Software outfit"
5. Tracey (not we) has moved to Doncaster - poor boyfriend has stayed put...
I could go on....

Hello Norman,
Sure i'll would love to invite you for the viewing but due to some
recent inconveniences caused by those who want to view my flat, my
lawyer and the landlord and landladies association of Herbert Crescent
has stated to me that, i should know the capability of people
who want to rent my flat first before even inviting him /her for a
viewing,so i'll implore you to try and show me that you are capable by
,paying the deposit and the rent due, with your name as sender and your
same name as receiver or if you wanna use your relatives name as
receiver, suit your self, all i wanted from you is the payment details
or the scanned transfer copy receipt given to your after the transfer
,so that i can show it to the association or my lawyer instead, that
you have paid the deposit and a month rent through western union or
money gram which ever one is more nearer to you... and i'll ring you
up immediately for the viewing, and tell you to meet me up at the
Herbert Crescent, London, SW1X.
and the nearest tube station are Train line logo (0.1 miles) Knightsbridge,
Train line logo (0.4 miles) ,Hyde Park Corner,Train line logo (0.5 miles)
Sloane Square Station which is 2 miles to the flat, then after
viewing you can go pick up your money and give it to me in cash by
hand but before then i would be responsible for the transfer charges
western union/money gram will be charging you for the transfer,so you
can always be honest to state to me in your mail when sending me the
transfer payment details the exact amount you used for the transfer so
i'll give you that immediately you come into the flat for the viewing
.then after viewing you can go pick up the transferred money for me in
cash,i really wanted you to be on the most safer side ,so that no one
can have the access to your money ,that was why i don't want you to
use my information to make the transfer ,because you will still be the
one to pick up your money after viewing, well i'll love to tell you
this and understand this ,the association also tell me to be
responsible for the transfer charges ,which is gonna be required for
the transferring of deposit and a month rent by wanna be tenant, and
which i have accepted, and i'll always give that to you immediately i
invited you for the viewing,so after viewing you can go pick up the
transferred money, but before that,i'll give you what ever amount you
used for the transfer,i mean the western union/money gram transfer
charges, hope to hear from you soon, well i know you will love the
flat as well 'cuz it's exactly as it is in the pictures and if you can
make the payment today and scanned the receipt to me to show my lawyer
that you're capable and have cash at hand and not a time waster will
ringed you up to come tommorow for the viewing,.
SENDER NAME:YOUR RELATIVES OR FRIEND THAT IS TRUSTWORTHY
RECEIVER NAME:YOUR NAME

Hello Norman,

I am so glad to read back from you and also thanks for your interest in my flat. I hope you have seen the picture of my flat and really love it, thats why you wish to come and have a look.

I will be so much happy to have you as my tenant, since you said you are not coming to London not until next week wednesday, this is not a problem for me to book my flat down for you till you arrive to London but due to some inconvenince I had encountered in the past by some people, I am so much sorry before I can book my flat down for you till you arrive next week, I will need to see the proof that you are capable of paying the flat rent fee, deposit and also that you will rent my flat if I should book it down for you till you arrive here in London.

I will like to tell you that I have book my flat down for people coming outside london, and when they arrive they will not rent it, they either say, their relatives or friends here in london had get another place for them, so this really hurt my feelings and made me loose trust for people, so before i can book my flat down for you, I will need to see the proof that you are truly interested in my flat and you wish to rent it.

There are two options that I can only book my flat for you on:

1) you will have to show me the proof that you have the one month rent and deposit with you right there.

2) So after this, you will sign my tenancy lease agreement form .

So all you have to do now is to locate a nearby western union or money gram outlet and make the transfer of one month rent fee and security deposit by using someone very close to you name as the sender while your own name will be the receiver but the only thing that will be different in it is the receiver address which will be my flat address, so after you might have make the transfer, you will get back to me with the scan copy of the receipt to confirm, so I will go to either money gram or western union office to confirm if the transfer is valid and once I do this, I will send you the lease agreement form so that you can know I really want you to be my tenant, and once you sign it, I too will sign it and my lawyer too.

The reason why I said you should use my flat address as the receiver is just that, when you get here next weekend wednesday, and after showing you my flat, if you like it, you will just go to the nearest bank to my flat and pick up the money and pay me in cash and then you can move-in.

Below is the details you are to make te transfer via money gram OR western union online money transfer and get back to me with the scan copy fo the receipt:

SENDER'S NAME: SOMEONE CLOSE TO YOU NAME

RECEIVER'S NAME: YOUR OWN NAME

SENDER'S ADDRESS: THAT PERSON ADDRESS

RECEIVER'S ADDRESS: 23 PORTOBELLO ROAD, NOTHING HILL GATE, LONDON W11 3DG

AMOUNT TO BE SENT: 850 GBP

So I will be waiting for the transfer scan copy receipt for confirmation and once I confrim, I will let you know and prepare you the lease agreement form to sign. I think this is ok by you as well....

Looking forward to seeing you becoming my tenant

Thanks

Hopefully someone from the authorities monitors this post - if not they should

Here is another scam, watch out for this email address - michaelbaker27@aol.co.uk

It does seem genuine at first and doesn't seem to be like the scams mentioned above but it def is. You receive an email in your spam folder asking you to use a gumtree safety service to pay your landlord money (the email does seem to be genuine as it comes from a gumtree address and has gumtree all over it but it is just fake), but gumtree don't offer such a service. It asks you to pay money to western union and anybody that asks you to pay to this before even seeing the property is a scam. Please don't get fooled into this and remember if it seems too good to be true then it probably is and never give money upfront without ever seeing the property in person.
