|
|
Hi guys,
I am in a major pickle at the moment and in need of some help ideas etc.
I have been living in my present Housing Association home for 8 years in Derby had no real life changing problems until two years ago on a major scale.
21 year old female tenant and co moved in to the 2 bed property above me, she had her child taken by social services at 3 months her previous child taken ata previous address.
i have experienced so much trouble i often wonder if its worth living.
alcohol abuse
anti social behaviour
domestic abuse
always bringing people round in the night sometimes day but happens almost every night she goes to sleep in daytime and awake at night also dragging things around. when people are there they throw out rubbish and spit into my garden and shout alot, keeping me awake uptil 6am as it happened last night.
i have had to ring the police 2/3 times aweek basically for nearly all of her tenancy, she almost lost her tenancy 3 weeks ago she paid off the bill so the let her stay and didn't take her to court.
yes i have been to council currently got a noise recording equipment installed for SECOND time, first time it failed to get noises even though i was promisd it would hear it.
I was offered a ground floor flat in a new block of flats over a year ago, i didn't want to move into ANOTHER ground floor flat it had oven washing/dryer and was at least half the size of my current flat , but i had no chance to sort everything within 30 days i didn't have enough funds and it was very expensive so these things put me off.
I wont state all the things i have gone through and experienced there isn't enough space to detail it here.
I have basically had enough and given myself 2 months to find somewhere else to live.
i have battled depression since she is here but at the moment i am in better spririts and thats the reason why i got to get out of here URGENTLY.
i have applied for mutual exhcnage with a council tenant but i'm worried about the process, my landlord told me they would have to reveal my complaints about the neighbour and that they require £150 for gas and electricity safety checks which i am disgusted at other housing associaion and council housing dont charge which i am shocked at.
If this goes through it is VERY likely i would have to foot this bill to get away from this place. I am in desperate NEED to move on i have wasted too much time with this tenant and has degraded my life to just an existance and i enjoy very little of what i once used to.
i am currently claiming DSS only because i cannot get a job with the serious lack of sleep and the sleeping tablets i am FORCED to take to enable to get some form of sleep otherwise i would be seriously ill. I did have a job in april for NHS that finished with the redundancies and i was half glad to go as i was so tired.
i do feel pushed out and i'm worried that these current actions i am taking may fall through and looking for otherways to get out of this hell hole i am in.
i am contemplating taking a risk to catapult me out of this mess, by selling off most of my furniture to perhaps find a furnished property that could be a studio apartment if its affordable or perhaps sharing a house as long as it isn't full of people who make alot of noise.
I hate that i am thinking of this but my health is worth more to me than what i own and i happen to think my life is worth more than this life i live now and i want to stop worrying my family about this it's not fair on them either hearing me all upset and don't know what to do!
Does anyone in Derby/Nottingham/Birmingham know of any lettings agency or individuals who would help me out.
Any ideas or help is welcomed!
Thanks |

Don't give up your cheap rent and security of tenure by heading into the private sector. 90% of landlords won't accept DSS tenants (in case they end up with the kind of tenant that is driving you nuts).
Get support from Citizens Advice, Shelter or your local MP.
Make sure you keep good written records of the incidents, send them to the housing association and keep copies. They should have been able to evict her for breaches to her tenancy other than the arrears so make sure they have a good audit trail of the antisocial behaviour. |

already gone down the route of landlords they have been in constant contact with her over it but have to go there nearly every week
already been incontact with mp and councillor mp asked for investigation it came out with the usual crap to MOVE they ALL know nothing wiil hapen to her they said about getting rid of her but it will NOT HAPPEN they told me it is VERY hard to get rid of such people ther is a family couple doors down there were a problem too almost lost their home but landlords changed their minds.
i saw this article for derby
http://www.thisisderbyshire.co.uk/news/Sounding-3-000-complaints-noise/article-1125399-detail/article.html
"Over the past year Derby City Council received 1,005 – the highest number for any authority in Derbyshire.
Environmental health officers issued 32 abatement notices and confiscated stereos, televisions and high-performance speakers on three occasions."
THIS is what i am battling with that is seriouysly bad statitstics thats why i dont care anymore i am givuing myself 2 months to get out of here my evidence is not enough only council or police is good enough evidence but i think they are dodgy look at the noise pollution stats there is NO CHANCE for me to get resolution on this anytime soon I MUST GO private or not.
my rent here is £70 they are going up anyway to match more like private sector already had a letter about it some years ago so they been putting up the payments by £4 +a year 8 years ago mine used to be £47 now its £69.
i worked at citizen advice if i wanted to be moved because of threat to life (she did this a year ago) i will end up in a worse place in some refuge
shelter what are they going to advise me on, mutual exchange.. thats what i am already doing, but i need to do something faster than this. |

----already did all that makes no different they want evidence from THIRD PARTY - council recording was dreadful last year hardly cuaght a thing yet i recorded it on my mobile suggesting their equipment was either faulty or its not as sensitive they claim, looking at statistic i wouild agree with the latter.
well its nothing to do with bad tenants moving into private its to do with the rigid rent amount they pay even though it's GUARANTEED money! |

hi thanks for your words of advice and support but really my housing association are going to do nothing; they want third party proof to stand up in court. the company are notorious for not doing nothing.
Anyway i think it's time for me to move on, so here's to moving out and moving up! |
